cold_calling_c21dCold calling is not something that is easy – not for you and certainly not for the person that you are calling.  Most of the time, the prospect that you are calling has already been called by four or five other real estate agents and they are probably frustrated, however – you can remedy that.

  • Read Your Lease Before You Sign!

leaseSo let’s say that you have been looking for an apartment for weeks now and you have finally gotten yourself to the point of narrowing it down to a few different choices.  When you are at that point, you will have to decide on which apartment is going to work best for you but reading the lease before you sign is something that you should do.

If you are working with a real estate agent, you always want to make sure that you have them draw up the lease, as that is what their job is all about.  That way, you can make sure that everything is legal and that you are paying them for a reason.

One thing that you want to do is READ THE LEASE before you sign it.  You would never believe how many people just sign their lease without ever reading it and how much trouble you truly can get into.

  • Figuring Out Where to Move

real-estate-4Moving is hard at the best of times.  Figuring out where to move, even if the general location has been decided for you, can be even more difficult, not to mention scary.  You need to know as much as possible before you ever set foot in your new place.

If it is possible, go to some open houses in the area where you will be moving — not just to look at the houses in question, either.

You will be able to check out the neighborhood and ask questions.  Because, you see, there is a lot you need to know before you make a concrete choice of the neighborhood to which you will move.

You need to know about hospitals, school, job growth, crime rates.  A little research can go a long way at a time like this.

  • Finding Pet Friendly Housing!

big_dogFinding a home is not easy.  We all know that, but the challenge that I am finding right now is finding a rental home that is pet-friendly.  Currently, I am going to be relocating to Boston and I am really trying to find a place that is going to accommodate my two dogs and two cats – are you having a similar problem?  Probably if you are an animal lover like me.

Well, there are some things that you can do and one is to arm yourself with knowledge.  Make sure that you know everything about the property you are trying to get and really use those negotiating skills that you have to get the landlord to back down – in most cases, they will.

Next, really look around and do not settle.  Your pets are definitely part of you, at least for me they are and you shouldn’t have to compromise them to have a nice place – look around!

  • Choosing The Perfect Location For Your New Home!

When you really think about it – in the real estate market, it is all about the location and when you are purchasing a home, I know that I am constantly doing my research around the neighborhood.  When you are looking for a home, you always want to make sure that you consider the neighborhood and just what it has to offer you – do they have security?  It is close to the police station? Do the neighbors look nice? Do the rest of the homes look nice?

These are all factors that should be incorporated into what you are looking for when you are looking for a home.  The neighborhood itself should look nice and the neighbors should be friendly … those are the things that truly make a good neighborhood and you want to make sure that it is safe.

Living in an unsafe neighborhood is not only not good for you and your family, but also for your real estate investment, so always make sure that you do your research!

  • Unique and Different Condos!

buying-rentingIn this day and age – home owner, renters or really … anyone in the world that is looking for a place to live does not want to live somewhere that is not different and not unique.  For example, in the 30’s, constructors took an LA theatre and changed it into some beautiful lofts – more and more, you will see things like this happening, especially in places that you would not expect at all.

While New York might be the capital of unique and different apartments and condos – many places like LA are taking the trend to the extreme.  Downtown LA is filled with all sorts of different art-deco buildings that you can live in!

Personally, I think that living in a place that used to be a theatre is beautiful and totally a conversation piece.  While I know that I will not live in a place that like that anytime soon – I would like to leave my options open!

  • Adding That Personal Touch To Your Marketing Style

real-estate-business-1To be perfectly honest, most buyers or even potential sellers or just people that are thinking about selling their home are sick of real estate agents being not so personal and distant.  If you are a real estate agent, there are many different ways that you can market yourself and be available to your clients in a personal way, you really just have to make sure that you know the steps.  Firstly, you need to be outgoing and friendly.  Just talking with people is honestly the very first step in getting what you want out of the potential sellers.

After you have had a conversation, you need to make sure that you follow up with the clients.  That is the biggest problem that clients seem to have whenever they get in touch with a real estate agent – getting in contact with them again after the initial meeting.  Calling and e-mailing however, several times is not something that you should do.

Finally, you want to make sure that your appearance and you overall are marketable.  Your appearance, car, phone and overall everything is all impressionable, so make sure that you look good!
