    When you are a landlord, I can tell you for sure that it is not the cheapest thing in the world to be.  Honestly, it is an expensive job to handle and one that can be extremely stressful.  Well, if you are looking for a way to save some cash on some of the repairs that you are going to have to do to your home, read this blog.

    One of the things that you need to remember whenever you are fixing up your home is that it needs to look good.  While there are things that you can do, there are also things that you can not do and need to be hired out.  Remember that.

    However, renting insurance is actually the best thing for you – for it protects your stuff.  Home owners insurance is for home owners that are looking to protect their homes but when you are renting, what happens if the place burns down?  You would have to replace all of the stuff yourself.

    This is why renters insurance is definitely the best thing for you and certainly it is going to come in handy if something does happen.

    big_dogFinding a home is not easy.  We all know that, but the challenge that I am finding right now is finding a rental home that is pet-friendly.  Currently, I am going to be relocating to Boston and I am really trying to find a place that is going to accommodate my two dogs and two cats – are you having a similar problem?  Probably if you are an animal lover like me.

    Well, there are some things that you can do and one is to arm yourself with knowledge.  Make sure that you know everything about the property you are trying to get and really use those negotiating skills that you have to get the landlord to back down – in most cases, they will.

    Next, really look around and do not settle.  Your pets are definitely part of you, at least for me they are and you shouldn’t have to compromise them to have a nice place – look around!

    When you really think about it – in the real estate market, it is all about the location and when you are purchasing a home, I know that I am constantly doing my research around the neighborhood.  When you are looking for a home, you always want to make sure that you consider the neighborhood and just what it has to offer you – do they have security?  It is close to the police station? Do the neighbors look nice? Do the rest of the homes look nice?

    These are all factors that should be incorporated into what you are looking for when you are looking for a home.  The neighborhood itself should look nice and the neighbors should be friendly … those are the things that truly make a good neighborhood and you want to make sure that it is safe.

    Living in an unsafe neighborhood is not only not good for you and your family, but also for your real estate investment, so always make sure that you do your research!

  • Tax Tips to Consider When Selling Your Home

    house_for_saleThere are tons of things to consider when you are ready to sell your house, but some of the most important of them have to do with taxes and things of that nature. The following tips are some of those.

    You want to consider the amount of exclusion you will have from the sale of your home because, typically, it is possible you might be allowed to exclude amounts of up to $250,000. If you are a tax payer filing a joint return, the amount doubles.

    The ownership test is another important consideration. If you want to claim an exclusion then it is necessary for you to have owned the house you are selling for two years at least.

    There is also the use test, meaning that the home has to have been your main house for at least two years as well.

  • Do you qualify for Pres. Obama’s Mortgage help?

    PRESIDENT OBAMAPresident Obama has already laid out the much-awaited foreclosure prevention program called Homeowner Affordability and Stability Plan and it is looking for 9 million borrowers for help. The question is, are you one of them?

    The $75 billion fund is collectively formed to give two basic solutions to the various mortgage issues in the current financial crisis. First solution is to aid more homeowners to reestablish financially by taking advantage of new low interest rates. If you are updated with your current mortgage, then you fit for qualification. Actually, even homeowners with debt that is above home value of 5% could be entitled to receive the fund. There will also be no penalties.

    The second solution is to offer incentives to borrowers and lenders to rearrange their mortgage to more affordable levels. Those in default or at risk of default may be entitled to receive the program for modifications of loans, which will restructure the loan terms. Anyone with combined mortgage dept in contrast with the income or those who are poorly in debt may apply for the program.
