  • Getting the attention of home buyers during the holidays

The holidays are fast approaching and you can expect everyone to be very busy preparing for parties, doing their holiday shopping, and driving is hard as hell because of the snow. There will be people though who want to welcome the new year in their new home.

If you are selling your house right now, here are some tips to win the hearts of potential buyers:

    Clean up and decorate

Clean up all the clutter in your living room and other areas which showcases the strong points of your property. You need to prepare your place for all the holiday decorations or else putting them up will only mean more clutter and eyesore.

    Cozy vibe

Make sure that you provide some good ambiance for your place this holiday season. You can spruce up the vibe of your home by using subtle touches like a using a holiday wreath, pinecones in a bowl, or some cider simmering on your stove.

    Make sure the colors blend

If you have blue walls, you might as well forget the red garland of your holiday décor and get a white or silver motif décor. If earth tones dominate your interior, you can make use of rich tones like gold, greens, and cranberry.

    Highlight the positive

Do no overdecorate for the holidays. It might look good for some but for most, too much decorations will be distracting. Make sure that your setup will highlight the best features of your home. Every holiday décor should serve a purpose to stage your home.

    Right size of tree

A really tall Christmas tree can showcase your two-story home and all of its space. Just make sure that the base of the tree is not too wide as to affect the floor space. If you do not a big space, get a skinny tree to save some space. Instead of using bigger ornaments go for classy icicles partnered with blue glass balls, and silver ribbons.

  • 6 Solutions for some small kitchen blues

You might be opting to order burgers or pizza most nights and really haven’t tested the limits of your kitchen (and of course your culinary prowess). The kitchen has actually transformed from where we prepare our food to the hub where a lot of us hangout. We do everything from eating, to homework, to paying our bills in the kitchen.

Expanding your kitchen is one way to increase the value of your property. During these difficult times, you need to pick the right ideas so you make most out of what you want to do with your kitchen. Here are some tips:

    Consider some space reconfigurations

    • Get rid of the table – Instead of a big dining table you can get a booth ala diner look which takes lesser space. You can also go for a countertop which can double as your family’s breakfast bar.
  • Prepare to Get Spring Fever!

One of the greatest ways to truly breathe some life into your backyard and into your home in general is to get out there and start gardening.  While a garden is not something that is going to sell you home right away, it definitely is something that will give you home a little curb appeal.

Curb appeal is something that gets potential buyers interested in your home so that they will actually want to look at it and consider it for purchase.  You always want to make sure that whenever you are giving your home curb appeal, it is tastefully done.

What this means is that wildflowers and things like that do not usually work but some modest flowers and touches can really help your home look great!

  • DIY Home Work — Fix Your Home On A Budget!

When you are a landlord, I can tell you for sure that it is not the cheapest thing in the world to be.  Honestly, it is an expensive job to handle and one that can be extremely stressful.  Well, if you are looking for a way to save some cash on some of the repairs that you are going to have to do to your home, read this blog.

One of the things that you need to remember whenever you are fixing up your home is that it needs to look good.  While there are things that you can do, there are also things that you can not do and need to be hired out.  Remember that.

Small jobs like fixing dirty tile and caulking should be pretty easy to fix and clean up – why hire someone to do that?  You can do it yourself and save some cash.

  • Renters Insurance: What Is It?

home_insuranceRenting is honestly the best thing to do when you are first moving out of your parents house – you never want to be stuck with a house right away and therefore renting seems to be the best option for you.  However, did you know that there is such thing as renters insurance out there?  When I first started renting, I had no idea.

However, renting insurance is actually the best thing for you – for it protects your stuff.  Home owners insurance is for home owners that are looking to protect their homes but when you are renting, what happens if the place burns down?  You would have to replace all of the stuff yourself.

This is why renters insurance is definitely the best thing for you and certainly it is going to come in handy if something does happen.

  • Finding Pet Friendly Housing!

big_dogFinding a home is not easy.  We all know that, but the challenge that I am finding right now is finding a rental home that is pet-friendly.  Currently, I am going to be relocating to Boston and I am really trying to find a place that is going to accommodate my two dogs and two cats – are you having a similar problem?  Probably if you are an animal lover like me.

Well, there are some things that you can do and one is to arm yourself with knowledge.  Make sure that you know everything about the property you are trying to get and really use those negotiating skills that you have to get the landlord to back down – in most cases, they will.

Next, really look around and do not settle.  Your pets are definitely part of you, at least for me they are and you shouldn’t have to compromise them to have a nice place – look around!

  • Choosing The Perfect Location For Your New Home!

When you really think about it – in the real estate market, it is all about the location and when you are purchasing a home, I know that I am constantly doing my research around the neighborhood.  When you are looking for a home, you always want to make sure that you consider the neighborhood and just what it has to offer you – do they have security?  It is close to the police station? Do the neighbors look nice? Do the rest of the homes look nice?

These are all factors that should be incorporated into what you are looking for when you are looking for a home.  The neighborhood itself should look nice and the neighbors should be friendly … those are the things that truly make a good neighborhood and you want to make sure that it is safe.

Living in an unsafe neighborhood is not only not good for you and your family, but also for your real estate investment, so always make sure that you do your research!

  • Tax Tips to Consider When Selling Your Home

house_for_saleThere are tons of things to consider when you are ready to sell your house, but some of the most important of them have to do with taxes and things of that nature. The following tips are some of those.

You want to consider the amount of exclusion you will have from the sale of your home because, typically, it is possible you might be allowed to exclude amounts of up to $250,000. If you are a tax payer filing a joint return, the amount doubles.

The ownership test is another important consideration. If you want to claim an exclusion then it is necessary for you to have owned the house you are selling for two years at least.

There is also the use test, meaning that the home has to have been your main house for at least two years as well.

  • Selling Home May Be Influenced by What Buyers Can’t See: Allergies In Your Home

woman_allergiesThere are many different aspects of your home when you are selling it that potential buyers will look at and while the home may look good from the outside and on the inside, the overall feel of the home is something that is very important as well.  A lot of sellers do not think about allergies in the home when they are selling it.  What you may not know is that there are about 300 million Americans and about 60 million of them have allergies.

Allergies inside your house can be something as simple as letting pollen in through the windows all the way to having some unknown mold growing inside of your walls or along your floor without your knowledge.  Allergies are something that you can not control; however, you can make your house allergy-proof!

  • Getting A Home Loan: The Things You Should Know…

Mortgage and down paymentChoosing a home loan is something that is one of the most important things in your life.  There are many different things that you need to consider and to be honest, this will be one of the biggest decisions of your life.  That is one of the main reasons why people are so leery about simply taking a home loan on from someone they do not know – this is why recommendations from friends is a fantastic idea.  If you are in the market for a home loan, talk to some of your friends and family and see who they used – that way you can get some referrals.

Another thing that you should watch out for is speaking with some lenders that you can not speak to face-to-face.  Face-to-face talking is an absolute must when you are talking about hundreds of thousands of dollars.  You need to trust your lender and your lender needs to be able to trust you and the only way that will work is by meeting.

Go with your gut – that is honestly the best policy whenever you are looking for a home loan, simply go with an affordable mortgage and make sure that you have a good feeling about the entire transaction.
